Status moves Not started → In progress → Ready for sign-off → Signed off. A matter can't go out for signature until a partner has signed off. Every action is captured in the matter history.

Checks whether a Section 32 vendor statement has been provided. Under the Sale of Land Act 1962 (Vic), the vendor must provide this before the contract is signed.

Checks whether the Section 32 vendor statement covers all required sub-sections: planning, zoning, owners corporation, services, building work, bushfire overlays.

Cooling-off period: 3 business days
Explains the cooling-off rights for non-auction residential sales. Under the Sale of Land Act 1962 (Vic) s 31, the purchaser has 3 clear business days.

Cooling-off period waived (non-auction)
Flags when the cooling-off period has been waived but the sale is not at auction. This is unusual and the purchaser should understand the consequences.

Deposit percentage check
Checks whether the deposit exceeds 10% of the purchase price. Victorian law does not cap the deposit, but amounts beyond the standard 10% warrant explanation.

Deposit balance trigger
Checks whether the deposit balance is due on a fixed date rather than upon unconditional contract. Fixed-date triggers can cause issues if finance is delayed.

Settlement period reasonableness
Checks whether the settlement period is shorter than typical (30 to 90 days). Short settlement periods may not allow enough time for finance, conveyancing or due diligence.
